COMMENTS:
The present owner has owned this ranch
for 23 years. It was, mainly, a farm when he took it over.
The owners planted it to grass and alfalfa the 1st year and
it is quite productive. There is approximately 1143 acres of crop
ground of which 600 acres is alfalfa grass hay and 53 acres of oats this
year, 2005. Of the 653 acres about 70 acres has a dike system to
collect run off water. This year, 2005, the oats put up 200 round
bales on the 53 acres and one of the “highland” hay fields of 46 acres
put up 103 bales. The owners have sold all their own cattle, but
are running 160 head of cattle for a neighbor at present. There is
grass everywhere and this year is just a normal rain fall year. As
I said, it is a very productive ranch. When the owners where
running their own cattle, they ran as a cake and grass operation but had
a large private lease, which is not available now. So we have put
a conservative carrying capacity on the ranch. All the old hay
will stay with the purchase; any of this years hay can be purchased out
side of this sale of the ranch.
There are 14 pastures and 14 water tanks on a pipeline system.
The well for the pipeline is 580 ft. deep with a 2 ½ horse power
electric pump and produces 12 gallons per minute. The house has
its own well at 350 ft. deep and pumps 8 gallons per minute. The
ranch also has 12 dams of which 10 have water in them now. 2
springs complete the water sources for the ranch. There is a 1000
ft deep well in Section 6 that was an artesian well, but doesn’t flow
now.
All the hunting on the ranch has been
for themselves, never outfitted. Lots of deer, antelope and some
sage hens.
When the pond in Section 10 was full of
water, the pond was stocked with a trout salmon cross fish. It has
be droughty for a few years so the pond is low, but is filling up this
year with the rains.
There is a FSA grain base on the ranch:

This is a very nice ranch. It is
clean, has lots of grass and lots of hay. The house and
improvements are good.
There is a graveled road to the house.
This ranch has excellent water for livestock and some pine bluffs.
