Tract B has a total of +/-635 acres consisting of 145 irrigated acres, 25 acres of tame pasture and 465 acres of native pasture, tree and bush area along Sarpy Creek. Sarpy Creek is live and runs the year round. Currently, about 40% of the irrigated crop land is in alfalfa and the remainder has been used for grain production this past year. Ranch on Sarpy Creek
This ranch consists of two tracts which may be sold separately. Tract A consists of +/- 2,240 acres of summer range on the eastern edge of the Hysham Hills. No buildings are included in the sale of this ranch. There is a very good set of working corrals. The 2,240 acres of summer range is in good grass condition. It is well watered with two good springs, a dugout and a 20 gallon per minute well that supports five tanks on a tree plus mile pipeline.
