Ucross Ranch

Holst Land & Livestock  |  $2,250,000  |  Baker, MT

About 30 miles south of Baker MT is the Holst Land and Cattle Co. ranch.  3,000 deeded acres of which 700 acres are dryland alfalfa hay producing 1 ton to the acre, in a normal year. The ranch carries 200 pairs of cattle along with replacements and bulls, of course depending upon the year as to moisture. Very very well watered, 2 creeks, the North Fork Coal Bank Creek and the South Fork of Coal Bank Creek, both are year-round and flow west to east diagonally thru the ranch. There is a large reservoir behind the house.  The ranch has an artesian well with a coffin tank, 4 wells with electric pumps, 1 windmill, a solar pump well, and a small pipeline with 2 tanks. The ranch is a little remote but the improvements are some of the best we have seen on any ranch. The very comfortable main home has a basement and the main floor with a total sq. ft. of 2,200 and 5 bedrooms, 2 full baths, and ½ bath, central air.  It has recently been completely updated and has a dry sauna in the basement.  The  2nd home is 2009 double wide that has hardly been lived in with 3 bedrooms and 2 baths.

The outbuildings are:

120’ x 50’ Quonset hut with a cement floor, building used as a shop with 220 volts and water.
40 x 80 newer pole barn construction metal building with a cement floor used for storing equipment with electricity and water.
20 x 30 wood construction lambing barn water and electricity.
24 x 40 calving and lambing barn metal construction with water and electricity.
30x 40 wooden barn used for putting new pairs in overnight if needed has water and electricity
20x 30 metal calving barn with 6 stalls has water and electricity.
An extensive set of corals with windbreaks, the corrals have runways that flow thru and to all the buildings.
3 outside waters for the corrals.
A root cellar
2- 2000 bushel grain bins
1-1000 bushel grain bin
1-1000 bushel cake dispenser

All electricity for the buildings is run underground, so no overhead wires. As a bonus, there is a little hunting on the ranch for deer, antelope, ducks, geese, and sharptail grouse. The ranch also rents  280 acres for $900/year but this could be bought under a separate agreement. All in all, this is a great ranch with excellent water and unbelievable improvements ready for you to go to work running cattle.

Priced for a fast sale at $750/acre for a total price of $2,250,000.   Call Bill for your appointment to see.
